The Design Phase(includes Pre Design, Sketch Design and Design Development)

Documentation
- Usually commences after planning approval
- Preparation of technical drawings, schedules of materials, fittings, etc
- Preparation of a technical and statutory specification covering building standards and workmanship
- Interior design of kitchens, bathrooms and the like usually commences in this phase
- Includes on-going design review and progression as well as cost review if desired
- Preparation of documents necessary to lodge for building approval from the local government (using either council or a private certifier)
- Documents describe the works in detail and are suitable for tendering / pricing
Contract Administration
- Calling and receiving tenders, negotiating with the short listed tenderers
- Preparation of contracts for builder and client to sign
- Administration of the contract including instructions, analysis and certification of payments and variations in the contract and regular inspections of the work
- Regular reporting of budget and progress to the client
- Post completion inspection of the works to assess defects
